Do I need planning permission?

 

All dormer windows in Ireland will require planning permission.​

Can I build a dormer window to the front of the house?

Local Authorities sometimes restrict the construction of front-facing dormer windows, however, they can be permitted if there is precedent, the window will be shielded from public view or if it faces an open space.

Can I build a dormer window to the side of the house?

 

It is generally possible to obtain planning permission to build a dormer window to the side of the house; Planning Authorities will often include a condition that any side-facing glazing will be obscured.

What about a rooflight (Velux)?

Rooflights in the roof to the rear of the house are generally considered exempt development.

Rooflights in the roof to the side of the house are generally considered exempt development if not viewable from a public road.

Rooflights to the front of the will always require planning permission.

How big can I build it?

The dormer window should be above the eaves line and no higher than the roof ridge. Planning authorities generally restrict the width to around 3.5m in width; however, this can often be enlarged with an appeal.

How much does it cost to build?

 

It depends on how big it is, how much work needs to be done to the roof/attic space etc.

Can the attic room be classed as a bedroom?

It depends on a number of factors including ceiling height and stair size; generally to classify it as a bedroom a full-height ceiling will be required among a number of factors.

If the room doesn't meet the criteria for a bedroom it can be used as a store.

What other attic extension options are there?

Other potential attic extensions include building up an existing hipped-roof to a gable; or the construction of a mansard roof. These extensions would require planning permission.

How long does permission last for?

 

Planning permission lasts for 5 years.

Once I have permission, what do I do next?

Once you have permission you can start building after lodging your commencement notice. We can refer you to a number of attic builders who can undertake the work on your behalf. Alternatively, you can employ your own builder to undertake the work.
